David Katz

Founder & President

David Katz is a Southern California–based real estate investor, asset strategist, and property management executive with more than 20 years of experience maximizing performance across multifamily, mixed-use, and commercial portfolios. As the Founder and President of Mariners Property Management, David has built a reputation for driving NOI, creating scalable operating systems, and transforming underperforming assets into stable, high-yield investments.

Throughout his career, David has overseen and optimized large-scale portfolios totaling 6,000+ units and over 5 million sq. ft., consistently outperforming market occupancy benchmarks and delivering double-digit rent and NOI growth across varied economic cycles. He is known for his disciplined approach to operations, investor-first mindset, and ability to unlock value through strategic renovations, financial modeling, and hands-on leadership at every stage of the asset lifecycle.

Before launching his own firm, David served in senior leadership roles for respected operators and investment groups across California, including Starboard Realty Advisors, RK Properties, GHP Management, and Greystar. His work included starting and managing in house property management companies, leading property management divisions with local and national portfoluos, implementing enterprise-wide systems upgrades, and overseeing construction and value-add programs that generated significant equity growth.

At Mariners Property Management, David brings his holistic expertise in property management, asset management, construction oversight, acquisitions, leasing strategy, compliance, budgeting, forecasting, and investor reporting to deliver a modern, transparent, and performance-driven management experience. His goal is simple: to protect investor capital, elevate resident satisfaction, and create sustainable long-term value.

David holds an MBA from the University of Redlands, a BA from Chapman University, a California Real Estate License, and multiple advanced real estate and executive leadership certifications. He lives in Dana Point and serves clients throughout Southern California.
